Governance
We provide the Board with a comprehensive turn-key management program for your Homeowners Association. We have the capability to effectively manage every facet of the development, including property management, financial management, administrative management and covenant enforcement.

Communication
We understand that for the Board of Directors to make sound business decisions, you must be kept informed and have the best information available to you whenever needed. We are committed to getting you the what you need in a timely manner. We will utilize e-mail as our primary method of communicating with the Board whenever possible.

Education
At one of our first meetings with the Board, we will present for adoption by the Board a “Board of Directors Code of Ethics.” This document outlines how a Board should work in a non-biased manner so that each board member is committed to make the best decisions on behalf of the community for the betterment of the entire community.

Administration Management
We maintain association records and files, file the annual Secretary of State Registration, handle the admin details of the Architectual Review Committee and provide closing and transfer letters to attorneys upon sale of properties (purchasers are charged for this service).

Financial Management
With our specialized Community Association Management Software, we are able to instantly provide the Association Board Members with financial reports. We will present a complete financial picture each month that will include a revenue and expense report, budget variance report, balance sheet, accounts payable report, a past due assessments report, and a check register.
Property Management
We understand the value to each owner to maintain the individual value of their property and the integrity of your Homeowners Association’s Governing Documents, especially in covenant enforcement. Therefore, we are very attentive to and responsive to covenant violations, sending violation notices and issuing fines when/if appropriate. We also report to the Board the letters that are sent along with the disposition of the violation.
